Please send your project address or postcode, a brief description of the work and your preferred starting timeframe. If you already have architectural plans, Building Control drawings, structural drawings or specifications, include these so we can understand the proposed scope. If you are at an earlier stage, we can discuss your requirements and explain the next steps.
For projects with complete Building Control (BC) and Structural Engineer (SE) drawings and a clear scope of work, we usually return a quotation within 2 to 3 working days. If a site assessment, further design work or additional information is needed, we will explain what is required before completing the quotation.
Yes. We can review drawings and specifications prepared by your architect or designer and agree the construction package around them. Our team can coordinate the technical and construction requirements with your existing design team, helping everyone work towards the same agreed scope.
The cost depends on the size and complexity of the project, the condition of the existing property, structural requirements, site access, materials and the level of finish. We assess these factors when preparing your quotation and explain the proposed work, inclusions and supply responsibilities so you can understand what the price covers.
The overall programme depends on the project's size, scope, structural complexity and specification. On our projects to date, the first-fix shell stage for loft conversions, extensions and summer houses has typically taken 2 to 3 weeks. This refers to the agreed shell stage; internal finishing and final handover follow the overall project timetable. We share the proposed programme before work starts.
This depends on the work involved and which parts of your home will be affected. Some projects can be organised while the property remains occupied, while others may require temporary alternative arrangements. We discuss access, disruption and the safe use of the property before work begins so you can plan ahead.
During preparation, we discuss working hours, access routes, deliveries, material storage and waste arrangements. We plan the work to keep the site organised and reduce disruption where possible. Construction can involve noise and dust, so we explain what to expect and discuss any access arrangements that may affect you or neighbouring properties.
Yes. Your preferences can be incorporated into the agreed specification, including suitable materials, fittings and finishes. We can discuss how your choices affect the appearance, practicality, cost and programme. The quotation and contract will identify which items we supply and which items you will provide.
Please discuss any proposed changes with us as early as possible. We will review the request and explain any effect on the construction work, price or timetable. Agreed changes are recorded in writing so the updated scope and responsibilities are clear before the additional or revised work proceeds.
We provide weekly progress reports to keep you informed as the project develops. These cover the work completed, upcoming activities and any information or decisions needed from you. Important matters that arise between reports are discussed directly so they can be addressed promptly.
If an unexpected condition is identified, we assess the affected work and explain the findings to you. Our construction and engineering team will discuss the appropriate next steps, including any changes needed to the scope, cost or programme. We keep you involved in decisions about how the work should proceed.
Payment terms and stages are set out in the written agreement before construction begins. The schedule explains what payments are due, when they are due and any relevant work stages or milestones. This gives you a clear understanding of the payment arrangements alongside the agreed construction scope.
Our guarantee is usually 10 years, depending on the project and the agreed work. The applicable duration, cover and terms are confirmed in your contract. We explain the guarantee arrangements before work starts so you understand what is included.
When the agreed works are complete, we hand over the project with the relevant certificates and completion information. Depending on the work undertaken, this may include inspection or testing documentation, information for installed products and applicable guarantee details. We also review the completed work with you and explain any relevant care or maintenance information.
Yes. Selected project examples and photographs can be shared privately on request. We respect our clients' privacy and take care over the information we share. These examples can help you understand the types of work we undertake and discuss the approach you would like for your own project.
